Resort Real Estate
RCA has substantial experience working on large-scale
destination ski, beach, and golf resort developments with
residential and commercial real estate; destination resort
hotels and condo-hotels; private clubs; and leisure recreation
facilities. RCA provides market insights to the land planners,
architects and developers for identifying land use and market
potential of a proposed development parcel or expansion
opportunity.
Market Assessments – we assess the potential appeal of the subject site for resort development of hotels,
residential, commercial and recreational land uses based
on local and regional economic and competitive conditions,
target customers, access from potential source markets,
and proposed positioning. RCA develops quantitative
models to forecast demand by market segment so as to
assess likely supply-demand-pricing relationships.
Feasibility Studies – based on a thorough market
assessment, RCA conducts financial analysis and creates
pro forma projections that reflect competitive pricing, unit
configuration, ownership structures, absorption rates,
membership programs and other aspects of the
development project.
RCA, by working with the design planning team as an iterative
process, provides the insights and recommendations to ensure
that the overall master plan development, expansion plan, or
repositioning program is formulated to provide market-driven
solutions with realistic financial projections.
Tourism
The RCA team has worked on numerous tourism-related
assignments for tourism agencies, host governments, and private
sector suppliers to enhance the role that tourism plays in the
local, regional and national economy; while developing visitation
growth to be coordinated with the supply of tourism facilities,
amenities and well-trained local staff, in an environmentally
sensitive and sustainable manner.
Strategic Destination Planning and Development – RCA
works with key stakeholders to agree on the long-term vision
of tourism and the emergent strategies required to deliver on
that vision. RCA also provides macro and micro econometric
models that reflect visitation relative to tourism facilities,
amenities, and services so as to balance capacity and
visitation.
Market Plans – we develop relevant, actionable, and
creative marketing programs for destinations, large and small,
for both public and private sector users. We focus on
integrated tourism planning for visitation growth through
cost-effective Internet, public relations, event, and
partnership promotion as well as targeted advertising and
travel trade programs.
Market Research – we are experts in providing both
quantitative and qualitative research from target customer
segments and past visitors to assess their needs, attitudes,
and behaviors. We also specialize in secondary research of
the tourist market, demographics, travel patterns,
expenditures, and competitive positioning as well as geo-
demographic mapping of target markets.
Training – we offer two training programs: one for developing
entrepreneurism locally and the other for providing outstanding guest service, which is designed to align the
service delivery with consumer expectations and demands.
Resort & Hotel Operations
The RCA team has managed and marketed leading
international ski, beach, and golf resorts and knows what it
takes to run a well-managed and profitable operation. These
types of integrated resorts and destination hotels are highly
complex, combining multiple recreational amenities such as
skiing, golf, marinas, etc. with heavy operational demands
(food & beverage, retail, lodging management, etc.) that are
highly dependent on each other for success to the bottom line
as well as to the customer experience.
Ski, golf, and marina operations – we evaluate the operational conditions, and implement “best practice”
reporting processes and related operational practices to
optimally manage this type of volatile resort recreation
business. We base our operational recommendations on
in-depth financial and operational analysis designed to pin-
point the enhancements that have the greatest
opportunity to positively impact operating results and
customer satisfaction.
Hotel Operations - we review all areas of hotel operations, sales and marketing, organizational effectiveness, and
financial performance to provide recommendations for
operational improvements, branding and re-positioning,
turn-around opportunities, capitalization, and management
recruiting and/or restructuring.
The RCA multi-disciplinary team has decades of experience and
expertise in all relevant areas to successfully manage or turn-
around operations at an integrated resort or destination hotel,
either as an advisor or as the interim on-site management
team to affect the business turn-around.
Distressed Assets & Transactional Analysis
The RCA team members have worked with leading financial
institutions, investors, and real estate companies to evaluate,
value, acquire, reposition, manage or dispose of under-
performing assets or assets that have become non-compliant
to loan covenants.
